Tenant Screening – verifying application, employment and credit reports
Collect rent, invoices and all other payments due from tenants
Collect and hold all security deposits in Escrow Account
Negotiate lease renewals and replace delinquent tenants as needed
Maintain an accurate account of all transactions
Co-ordinate and supervise all contracts for maintenance, repairs and alterations per owner request
Obtain written estimates for replacements or repairs from reputable certified contractors
Maintain complete liaison with each of the tenants
Submit monthly reports reflecting income to owners
Schedule walk-thru’s with tenants and submit a written report to owner on condition of their property
Inventory, inspect and document property upon tenant vacating
Prepare the proper returns and submit to state agencies as needed
Exercise all owner’s contracts with tenants including dealing with any complaints and or repairs
